External Render Repair in Bedfordshire

Cracked, blown or damaged render repaired by a specialist

Cracks in render do not always mean the whole property needs re-rendering.

Render Renovation provides specialist external render repair for homeowners, landlords, property managers and commercial buildings across Bedfordshire, Milton Keynes and surrounding areas.

We repair cracked, blown, hollow and damaged render, including K Rend, monocouche, pebbledash, silicone render and other exterior render systems.

Jim comes from a rendering background, so he understands why render fails, not just how to patch over the damage.

Is your render cracked, blown or falling away?

Exterior render can fail in different ways.

You may notice hairline cracks, wider cracks, hollow-sounding areas, loose patches, impact damage, or sections that have started to pull away from the wall.

The good news is that not every render problem needs a full re-render. In many cases, damaged areas can be assessed, repaired and prepared for cleaning or colour restoration.

The key is understanding what caused the damage before repairing it.

What is external render repair?

External render repair is the process of assessing and repairing damaged render on the outside of a property.

This can include filling cracks, cutting out blown sections, repairing hollow areas, patching damaged render, preparing weak areas and making the surface sound again.

It is not the same as filling a crack with a DIY product and hoping it lasts.

If the render is still moving, loose or affected by water, a surface-level filler will usually fail again. Proper repair starts with understanding the cause of the problem.

That is where Render Renovation is different. Jim understands render systems, how they are applied, how they fail and what repair method is suitable.

Types of render damage we repair

Hairline cracks in render

Hairline cracks are common on exterior render. Some are caused by normal movement or shrinkage, while others can point to deeper issues.

Small cracks may be repairable, but they should still be checked before painting or coating.

Wider cracks in render

Wider cracks can suggest movement, poor original application, water ingress or stress around openings such as windows and doors.

These need proper assessment before repair.

Blown or hollow render

Blown render has separated from the wall behind it. It often sounds hollow when tapped and may eventually crack, bulge or fall away.

Blown render cannot usually be fixed by filling over the surface. The affected area normally needs to be removed and repaired properly.

Failed render patches

Old patch repairs can fail if the wrong material was used or if the original cause was not dealt with.

We can assess failed repairs and advise whether they can be repaired again or whether a larger area needs attention.

Damage around windows, corners and edges

Cracks often appear around window reveals, corners, joints and exposed areas.

These points are more vulnerable to movement, water and weathering, so they need careful repair.

Impact damage

Render can be damaged by knocks, ladders, garden equipment, building work or general wear.

Small impact areas may be repairable as part of a wider maintenance or restoration job.

Render systems we repair

We can assess and repair many external render systems, including:

  • K Rend
  • Monocouche render
  • Silicone render
  • Acrylic render
  • Pebbledash
  • Roughcast
  • Tyrolean render
  • Cement render
  • Painted render
  • Textured render finishes

Each system needs the right repair approach.

A K Rend repair is not the same as repairing old cement render. Monocouche render, silicone render and pebbledash all have different textures, materials and finish requirements.

The aim is always to make the repair sound, suitable and properly prepared for any next stage, such as soft wash cleaning or colour restoration.

Render can crack or fail for several reasons.
Common causes include:

  • Natural movement in the building
  • Thermal expansion and contraction
  • Poor original application
  • Water getting behind the render
  • Failed previous repairs
  • Incorrect materials used
  • Movement around windows and doors
  • Age and weather exposure
  • Impact or accidental damage

Some cracks are minor. Some are a warning sign.

That is why we do not recommend simply painting over cracked render or filling it without checking the cause first. If the underlying issue is still there, the crack is likely to return.

Why render cracks and fails

When repair is not enough

  • Large areas sound hollow
  • The render is loose across several elevations
  • Water has caused deeper damage
  • The substrate behind the render has failed
  • Previous repairs have failed repeatedly
  • The render system has reached the end of its life

We will always be honest about whether render repair is suitable.

Sometimes a targeted repair is enough. Other times, the render has failed too widely and full re-rendering may be the better option.

The first step is an assessment. Once we have seen the render, we can explain whether repair, restoration or re-rendering is the right route.

What happens after render repair?

Once damaged render has been repaired, the next step depends on the condition of the property.

If the render is dirty, stained or affected by algae, soft wash render cleaning may be recommended.

If the render is faded, patchy or uneven after repair, colour restoration may be the best next step.

This joined-up approach helps avoid wasting money on cleaning or coating a surface that needed repair first.

Frequently asked questions

What causes cracks in exterior render?

Cracks in render can be caused by movement, weather exposure, poor original application, shrinkage, water ingress or stress around windows and doors.

Hairline cracks can sometimes be minor, but wider cracks or cracks that keep returning should be assessed properly.

How do I know if my render is blown?

Blown render often sounds hollow when tapped. You may also notice bulging, cracking, loose areas or sections that look like they are pulling away from the wall.

Blown render usually needs the affected area removed and repaired. Filling over the top will not solve the problem.

Can hairline cracks in render be repaired?

Yes, many hairline cracks can be repaired, depending on the cause.

If the crack is stable, it may be possible to treat and repair it before cleaning or colour restoration. If the crack is still moving, the cause needs to be understood first.

Can you paint over cracked render?

Painting over cracked render is not a proper repair.

If cracks are not repaired first, the paint or coating is likely to crack again in the same place. The correct process is to assess the crack, repair it, allow the repair to cure and then apply any suitable coating afterwards.

How much does render repair cost?

The cost of render repair depends on the size of the damaged area, the render system, access, cause of failure and whether cleaning or colour restoration is also needed.

A small crack repair is very different from replacing blown render on a large elevation.

Send photos of the damaged render and we can advise on the likely next step.

Do you repair K Rend?

Yes, we can assess and repair K Rend, including cracks, damaged patches and areas that may need preparation before colour restoration.

K Rend repairs need the correct approach because colour, texture and system compatibility all matter.

Do you repair pebbledash and roughcast?

Yes, we can assess pebbledash and roughcast repairs.

These finishes can be more difficult to blend perfectly because of their texture and aggregate, but damaged or blown areas can often be made sound again.

Can outside rendering be repaired without re-rendering the whole house?

Often, yes.

If the damage is localised and the rest of the render is sound, targeted repair may be enough. If the render has failed across large areas, full re-rendering may be more suitable.

We will advise honestly after seeing the property.

Do render repairs need cleaning or colour restoration afterwards?

Sometimes.

Once the damaged render is repaired, the surrounding wall may still be dirty, stained, faded or patchy. In those cases, soft wash render cleaning or colour restoration can help bring the whole surface together visually.
